FREEPORT- Local businessman and builder Fred Scalamandre this
week announced that he is submitting to the village Board of Trustees a
proposal for the^velopment of the 12 acre Bennington Park site. Sale
of the village-owned land to "Two Guys," a discount department store
b under consideration by the village board and will be the subject of a
Safety Campaign

FREEPORT - For the second successive year. Freeport and the Town
. of Hempstead will host the Greater New York Boat 5how. Described by
its sponsor, the Marine Trades Association of New York, as "New
York's numb^ one in-the-water boat show," the event will continue

-wound, all caused by BB guns.

developing of parts of the Free-port
Industrial Park, the building
of the South Bay Condominium on
Casino Street. rehabUitation of
Salty Bay Yacht Club, and
numerous other projects in the
village and in Nassau County, has
for some^time expressed interest
in that land. -
- The plan, as submitted by the
Scalamandres, is in their own
words — "based on the concern
that the land can be used to its
maximum capacity to give the
village of Freeport a high tax
return for the undeveloped land."
The pro'posal is for the "outright
purchase'' of the land for approximately
SI million dollars, the sum
mentioned by the Village "Board

In figures the Scalamandres
submitted to the board, they
claimed that their proposal would
use approximately 204.200 square
feet for the bu'ildings. The "Two
Guys"' store, they said, would
require 110,000 square feet with
the "possibility" of an additional
34,000 square-feet for a food
maricet. Scalamandre pointed^out'
'that.it is-his Understanding that
food markeu'"are very reluctant
to locate in this area."
Projections done' by Scalamandre

assessed valuation were also included.
They were'ifigurcd on a
formula used by Nassau County.
In the Two Guys proposal. Scala- "
mandre said the assessed valua-fipn
of the department store
would be $330,000 and of the food
market. S102,000. The total
valuation would bring the village
$144,720- in uxes,. The—Scala—
mandre plan of 204.200 square
feet would bring $205,221 in taxes
or $60,501 more than the ^'Two
Guys" proiwsil if there is a food
market and ^94.761 more if there
was no food market.
